Concrete Floor Sealing

What is Concrete Floor Sealing?

Concrete floor sealing is the process of applying a specialized protective layer—called a sealant—over the surface of cured concrete. This sealant acts as a barrier that protects the concrete from moisture, oil stains, chemicals, dust, and abrasion, extending the life and appearance of the floor.

When left unsealed, concrete is porous, meaning it can easily absorb liquids and contaminants. Over time, this leads to cracking, spalling, discoloration, and surface deterioration. Sealing helps prevent these issues by blocking the pores and forming a resistant film on the surface.

There are different types of concrete sealers, such as:

  • Penetrating sealers (like silane, siloxane, or siliconate), which soak into the concrete and protect from within—ideal for outdoor surfaces.
  • Acrylic sealers, which provide a thin, protective coating and enhance color, are commonly used indoors.
  • Epoxy or polyurethane sealers create a thick, durable, and glossy finish suitable for garages, warehouses, or industrial floors.

Regular sealing also enhances the appearance of the floor by adding depth and sheen, making decorative or stained concrete look richer. Typically, concrete floors should be resealed every 2–5 years, depending on the traffic and type of sealer used.

SO HAPPY! We had to redo our basement because of a mold issue and hired The Concrete Guy to put in polished, stained concrete. It’s BEAUTIFUL! I never thought I would be so excited about flooring. We chose polished concrete because it’s low toxic and very durable. I want this in my entire house! Caleb, who did most of the work, was absolutely amazing. Matt was very easy to communicate with. The whole process was outstanding. Highly recommend!

I waited a little while before posting this review, just to see how everything settled and set-up. Matthew and his team did an epoxy floor in our 3 car garage in May 2022. Matthew had great communication, explained all of the steps of the process and did an excellent job with the application. It looks like a whole new garage. No lifting or pitting in the epoxy. We are very happy and satisfied with the results!

I had Matthew, The Concrete Guy, put an epoxy coating on my garage floor. My house is about 33 years old and the concrete garage floor had some cracks and pitting. They ground down the floor and cracks and filled in all pitting and cracks, smoothed it out and then applied the epoxy flake and top coat. It turned out fantastic. Many neighbors have stopped by and also thought it looked great. I am very happy with how my garage floor turned out. I also like the lifetime adhesion warranty. Matthew was great to deal with and kept me updated via email through the scheduling and progress as the work was being conducted. If you want to do preventative maintenance on your garage floor and have a great looking epoxy coated floor as well, I highly recommend The Concrete Guy.

Type Of Epoxy Floors

Concrete Sealing Product Choices

Even though your options are limitless, you shouldn’t get overwhelmed by this fact. Our team knows which combinations work best for your type of property and the floor already installed. We will walk you through the entire process during the consultation so you know which route to take. Here is a brief guide regarding the choices available:

Flake Epoxy System
We use an industrial grinder or shot blasting procedure followed by a 100% solids vapor barrier. After we apply the vapor barrier we apply flake and either a clear epoxy topcoat or a polyaspartic top coat depending on the needs of the floor. The floor becomes resistant to stains when we apply a top coat, which also makes the floor very durable. The flakes can be substituted for glitter if you want a design that really shines.
Quartz Epoxy System
The quartz epoxy floor system from The Concrete Guy is the best option available for commercial kitchens and floors that will take a beating from high traffic. Do you own an auto garage? This flooring option is your best choice. This system involves concrete prep, epoxy application, quartz broadcast, a second coat of epoxy followed by another quartz broadcast, and a polyaspartic topcoat. This is one of the most durable floors that exist.
Urethane Cement
Urethane cement is many times the perfect flooring solution for industrial manufacturing or storage facilities or even a car wash that has chemicals and water on it all day. We prep the concrete, apply urethane cement, broadcast quartz, add a coat of epoxy, apply a second quartz broadcast followed by a polyaspartic top coat.
Solid Color Epoxy
The solid color epoxy floor system from the Concrete Guy is a system that utilizes a combination of 100% solid industrial-grade epoxy, a moisture/vapor barrier, and a clear or pigmented polyaspartic topcoat. You will often find this flooring option in large industrial complexes and warehouses. Traction can be added to the floor for more safety.
Metallic Epoxy System
The metallic epoxy floor system from the Concrete Guy can make your floor look like a piece of artwork. This system is a 3-coat metallic epoxy system that features multiple pigmented epoxy colors mixed together, a moisture/vapor barrier, and an urethane/polyaspartic topcoat. This method helps make concrete flooring look like marble.

Epoxy Floor Coating FAQs

The frequency of sealing depends on the type of use and traffic the floor experiences. Typically, residential floors should be sealed every 2-3 years, while commercial or high-traffic areas may require more frequent sealing. We recommend an inspection to determine the best sealing schedule for your specific needs.

Penetrating sealers soak into the concrete to provide protection from within, while topical sealers form a protective layer on top of the surface. Penetrating sealers are ideal for areas prone to moisture, while topical sealers offer more visible protection and can enhance the shine and color of your concrete.

While DIY sealing kits are available, we highly recommend hiring a professional for the best results. A professional ensures proper surface preparation, even application, and the use of the right type of sealer for your floor’s needs. This helps avoid common mistakes that can affect the sealer’s effectiveness and appearance.

Drying time varies depending on the type of sealer used, humidity, and temperature. Most sealers dry to the touch within a few hours, but we recommend waiting 24-48 hours for full curing before heavy use. Our team will provide specific instructions on when your floor is ready for regular use.

For Minnesota’s cold and moisture-heavy climate, urethane and epoxy sealers are ideal. They resist salt, chemicals, and water better than acrylic sealers. In driveways and garages, penetrating sealers work great because they block water absorption while allowing the surface to breathe.

Sealing protects and enhances concrete by applying a protective coating, while polishing mechanically grinds the surface to a glossy sheen. Many clients choose a grind-and-seal system — combining the best of both for beauty and durability.

The cost to seal a concrete floor in Minnesota typically ranges from $2 to $5 per square foot, depending on floor condition, size, and product type. For precise pricing, request a free on-site estimate from The Concrete Guy.
